Two new towers in the pipeline at the eastern end of Limassol’s seafront

AURA, “Cyprus’s future tallest building,” will begin construction before the end of 2026

Two new towers are in the pipeline at the eastern end of Limassol’s seafront avenue, adding two major developments to the city’s evolving skyline. They are AURA, on the site of the former ERA/Debenhams Olympia, and SeaMark, the new 21-storey commercial tower being promoted by CoolSide in the seafront area. According to information obtained by “Entrepreneurial Limassol” directly from Property Gallery, AURA has already secured Planning Permission, while the company is currently completing the structural, mechanical and electrical, and technical-economic studies, in preparation for the submission of the application for a Building Permit.

As Property Gallery told “Entrepreneurial Limassol”, the first construction works are expected to begin before the end of 2026, with the demolition of the existing building being the first step.
Completion of the project is scheduled for the end of 2031. Based on the company’s official responses, AURA will have a height approaching 200 metres and will comprise 44 floors. Its main use will be residential, while the ground floor will also accommodate commercial uses.

Property Gallery describes AURA as the future tallest building in Cyprus, while the total investment, according to the company, is expected to exceed €270 million. The project is being designed in collaboration with the international architectural firm Foster + Partners and, according to information previously published about the development, is expected to include, in addition to residences, wellness and fitness facilities, private meeting spaces, dining areas and other supporting uses.

In September 2026, AURA received two European Property Awards 2026–2027, in the categories of Residential High Rise Development Cyprus and Residential High Rise Architecture Cyprus.

SeaMark: Construction Underway – €35 Million Investment Targeting Completion in 2028
Construction of SeaMark, on the former Pavemar site in Neapolis, is now well underway, with CoolSide Development informing “Entrepreneurial Limassol” that the necessary permits have been secured and excavation works have already been completed. According to the company’s responses to “Entrepreneurial Limassol”, construction of the two underground parking levels is currently underway, marking the project’s entry into its main construction phase.

According to CoolSide’s updated information, the project will comprise two underground parking levels, a ground floor with a reception area and restaurant, a mezzanine with auxiliary restaurant facilities and a plant room, one above-ground parking floor, one floor with a gym and staff restaurant, one floor with meeting rooms, and 15 floors of office space.

Particular emphasis is also being placed on the building’s energy efficiency. CoolSide states that geothermal energy will be used for heating and cooling, with the aim of making SeaMark, according to the company, one of the most energy-efficient buildings in Cyprus. At the same time, the process of obtaining LEED certification is underway. The total estimated construction cost of the project amounts to approximately €35 million, while completion is scheduled for the end of 2028.

The company clarifies that the project is being developed and financed by CoolSide itself, adding that it is a new development company specialising in luxury commercial and residential properties, with a focus on prime locations along Limassol’s seafront. According to the company, its portfolio includes three Grade A business centres, a private school with a capacity of 1,500 students in eastern Limassol, and a large-scale luxury residential development.

CoolSide describes SeaMark as its flagship project, expressing its intention to set new quality standards in Limassol’s luxury commercial real estate sector. Regarding the project’s contribution to the city’s economic and urban development, CoolSide estimates that SeaMark will further strengthen Limassol’s role as a modern international business centre.

The project will combine high-specification modern office spaces with dining, meeting, wellness and leisure facilities, creating, according to the company, an integrated business environment on Limassol’s seafront. According to the project’s architects, Demetrios Constantinou & Associates, Architects-Engineers LLC, the design incorporates measures aimed at limiting environmental impacts both during construction and throughout the building’s operation.

On the seafront side, the project provides for the creation of a landscaped public square covering 781 square metres, with pedestrian access to the beach. The square will feature various types of vegetation, as well as outdoor urban furniture and benches. The use of geothermal energy is also part of the company’s efforts to reduce noise pollution that would be caused by conventional air-conditioning systems, while the overall design of SeaMark is based on LEED specifications, with the certification process already underway.
