Monagroulli Industrial Zone road construction set to begin – Church gives full consent and Tender documents ready”

The consent of the Limassol Metropolitan Church and the Ecclesiastical Committee of Panagia Neroforousa, as well as the readiness of the Tender Documents from the Public Works Department, bring the beginning of the construction of the main road in the Monagroulli Industrial Zone closer. This is a project pending for many years, while the existing road remains problematic and seriously hinders access for businesses.

The Limassol Metropolitan Church sent a letter on 13/11/25 to the responsible Department of the Limassol District Local Government Organisation, signed by Metropolitan Athanasios, in which it accepts the expropriation of the required part of the church property that has been requested, the member of the Department of Ecclesiastical Property Management of the Metropolitan of Limassol, Father Theoharis Theocharous, told “Entrepreneurial Limassol”.

A few days ago, in response to a relevant question submitted by “Entrepreneurial Limassol” to the Ministry of Energy, Commerce and Industry (MECI), the responsible Service replied that it is awaiting the consent of the Ecclesiastical Committee of the Church of Panagia Neroforousa in Pentakomo for the expropriation of the part of the plot that belongs to it, so that the process can move forward and this crucial section of the road network can be constructed. It also estimated that the publication of the Expropriation Notice will take place in early 2026.

From the Public Works Department, “Entrepreneurial Limassol” was informed that the Tender Documents are already prepared and that the announcement of the Competition for the construction of the section of the central road axis of the Monagroulli Industrial Zone will be carried out by the Department. The Department is awaiting both the publication of the Expropriation Notice and the allocation of the required funds by the Ministry of Energy, Commerce and Industry (approximately €2.5 million) in order to proceed.

The community leader of Monagroulli, Mr. Paraskevas Heracleous, expressed the view that the road construction project in the industrial zone will finally begin within 2026. “It is not a large project; the construction of the network will not take too long, provided that it starts. We believe it will begin,” he said.

The community leader also noted that the communities in the area have already undertaken their share regarding the project. In a letter sent to the competent Ministry, they state that when the time comes to begin, they will deposit the amount that corresponds to them to the MECI, so that the project can be completed.

The community President of Pentakomo, Mr. Giorgos Oikonomou, told “Entrepreneurial Limassol” that the consent of the Ecclesiastical Committee has been secured. He estimated that since this issue has now been resolved, the project will be able to start within 2026.

The President of the Administrative Committee of the Monagroulli Industrial Zone, Mr. Nikos Trikkis, stated that the industrialists are waiting to see in practice that the consent has indeed been given and, most importantly, that the tenders will finally be announced.

“Since 2020, we keep hearing that a budget allocation of one million is included. The amount increased to one and a half million and since then it has not been used. We have our doubts about whether the project will actually proceed in 2026, because we have been promised many times that the funds are in the budget, yet they are not being utilised,” Mr. Trikkis said.

Meanwhile, he noted that the demand for plots in the Industrial Zone is huge, given that the Limassol district no longer has other areas where industrial, manufacturing or warehouse development can take place. Mr. Trikkis stressed that most industrial areas in Limassol are saturated and questioned where a new industrial area could even be created.

“We have the industrial zone in Monagroulli, which is ideal due to its proximity to the main highway of Cyprus. The state must construct the main artery, which is a prerequisite for opening an industrial zone. Ninety-five percent of the plots are available, only five percent are reserved. You can understand the potential the zone will gain once the main artery is constructed. Until today, people cannot access the plots because they are enclosed,” Mr. Trikkis concluded.
