KEO (Cyprus Wine Company) is awaiting the necessary permits to proceed with one of the largest private industrial investments in recent years in the Limassol district. The relevant applications were submitted to the competent authorities and have been pending approval for more than two years. The project involves the construction of a new, state-of-the-art Distribution and Spirits Bottling Centre, which will bring together the company's main production, processing, and logistics operations. The investment is currently estimated at €50 million.
The company has expressed concern about the delays in the review of its applications by the relevant government authorities, noting that the project will have a significant economic and development impact on Cyprus. It also stressed that the lengthy approval process, together with the continuous increase in construction costs in Limassol, has led to a substantial rise in the overall cost of the investment.
According to information obtained by Entrepreneurial Limassol from the Limassol District Local Government Organisation, the licensing process is now in its final stages. According to the organisation, "once positive opinions are received from the Department of Environment and the Department of Public Works, the permit will be issued, allowing construction to begin." KEO's new facilities will be built in the Municipality of Polemidia, in the Archangel Michael area, at a location selected based on economic and operational criteria. The site is located next to the port access road, providing direct and quick access to both the Port of Limassol and the Limassol–Paphos motorway.
KEO plans to begin construction as soon as the required planning and building permits are obtained. The project is expected to take 24 months to complete.
The total area of the proposed development will cover approximately 44,000 square metres. In addition, 9,612 square metres will be allocated for a public green space adjacent to the port access road. The new centre will operate in cooperation with KEO's winery in Mallia and, in addition to its production activities, will include modern office facilities and the administrative headquarters of the unit.
Despite the construction of the new facilities, KEO has made the strategic decision to keep its brewery at its current site between the old and the new ports of Limassol. The brewery has the capacity to produce more than 30,000 hectolitres of beer per month. It is also a historic site, as KEO established its operations there in 1939, and the production of its well-known KEO beer began in 1951.
According to the company's management, the brewery has become a Limassol landmark, closely linked to the history of both the city and the company. They also point out that brewing is not considered a heavy industrial activity and therefore does not create significant disturbance. In fact, many European cities have breweries operating successfully within urban areas. In addition, KEO believes that the rapid development of the area between the Limassol Marina and the Port of Limassol, together with the planned connection of the port to the city centre through the Coastal Road, will significantly increase the number of visitors to the area. This further supports the company's decision to keep the brewery at its current location.
For safety reasons, the KEO Brewery is currently closed to visitors, unlike in the past. However, the company plans to reopen it to visitors in the future through a suitable design that will ensure safe public access. Finally, KEO is not rushing to decide how the waterfront properties that will become available after the relocation of some operations will be used, despite the significant increase in the value of these sites in recent years.
