Gone is the repulsive Mairoza, here comes the grandiose “Mandarin Park”

The building permit for the ‘’Mandarin Park’’ is expected to be issued by the Germasogia Municipality during the current month. This grandiose project will include commercial and office uses and a modern, luxury residential tower, with an investment that will exceed €16 million, on the site of the abandoned for years Mairoza building, on the Limassol coastal road. The Town Planning permit was issued by the competent government Department in September last year, and the Environment Department raised no objection to the implementation of the project, subject to certain conditions.

The local authority then issued a demolition permit for the abandoned building complex and the demolition work was completed at the beginning of February 2023. According to reliable information, the company that will carry out the development has reached an agreement with the owners of the existing shops for the construction of a single facade for them as a matter of priority, so that they do not miss the upcoming tourist season. Mayor Kyriakos Xydias, interviewed by "Entrepreneurial Limassol", expressed his assessment that it is possible to issue the building permit before the end of March, given that the relevant application was submitted in January and the opinions of the involved services have already been sought.

Implementation of the project had been stalled for years as the signatures of property owners in Mairoza, which was a shared ownership, had not been secured, an issue which was resolved only before the end of 2022. The now demolished Mairoza, was decades ago a point of reference in the tourist area of Germasogia, however, in recent years it was in ruins and ended up becoming a focus of visual nuisance, and a garbage dump. The proposed “Mandarin Park” includes two parts. A mixed development with commercial and office uses,  and a 71.7 meters high residential tower.

The first part of the mixed development concerns the changes of three degraded buildings that house offices and shops. The office floors were demolished and the shops on the ground floors of the buildings will be remodeled. The second part will comprise a sixteen-storey residential tower, with underground private parking. It will consist of 36 apartments and offer spa services, a private swimming pool for residents, a gym and a roof garden. Completion time is estimated at 24 months, assuming there will be no delays.
