Germasogeia’s Mandarin Park -- in the process of implementation

A positive development has emerged regarding the revamping of the abandoned Mairoza building on the Germasogeia Municipality, following the acceptance by an Inter-Ministerial Committee, of a hierarchical appeal registered by a company, which plans to develop a 16-storey tower, in the place of the abandoned building. According to Germasogeia Mayor, Kyriakos Xydias, the Inter-Ministerial Committee has given directions to the Town Planning Department, to examine the application based on the terms of the appeal, obliging all the owners in the complex, to co-sign the application for the development.

"If the signatures are submitted immediately, the Town Planning permit will be issued soon," said Kyriakos Xydias. Town Planning Limassol heads, Iraklis Achniotis, told "Entrepreneurial Limassol" that an important parameter in the process is to obtain a positive opinion from the Environment Authority, which has not yet been issued.
Regarding the controversial issue of securing the signatures of all co-owners, Mr. Achniotis said this seems to be moving towards settlement.

The Environment Department of Environment is reportedly waiting for additional information that it has requested, before issuing its opinion. The important element in relation to the decision of the Inter-Ministerial Committee, is that the application will be examined on the basis of the regime in force at the time it was submitted (around 2016), taking advantage of increased incentives, which ensure the viability of the investment.

Implementation of the project had long been impeded by the fact that the signatures of two Mairoza property owners had not been secured, which posed a problem as the building is governed by a common property regime. The 3-storey Mairoza, was a reference point in the tourist area of Germasogeia decades ago, however nowadays it is dilapidated and an ugly structure, in addition to being a garbage dumping place and there are complaints that it has ended up being a hangout for drug users or drunkards, and filled with rodents. "Mandarin Park Mediterranean LTD’s", plans include on the one hand mixed development with commercial and office uses and on the other, a modern residential tower. The investment is estimated to exceed €16 million.
